Woodbridge Meadow is a new residential neighborhood for Dallas. Located close to downtown, and adjacent to services and shopping, it provides much needed affordable rental housing for local working families. The development team worked with the City of Dallas to provide street improvements for the adjacent existing neighborhood through a Community Development Block Grant. A primary design goal was to create a community for the residents that fosters children of all ages. Pathways link together throughout the site looping around landscape features, supporting walking, biking, and playing. The main drive is one-way with corners slowing auto traffic. Parking areas are separated from the pedestrian and play areas. The site design consists of 40 duplex townhouses clustered to provide larger common outdoor spaces. Each unit enjoys a front porch and private back yards with patios. Mature evergreen trees are featured and the central gathering building is nestled among them. A small-scale replica of a local covered bridge provides space for covered outdoor play as it spans a "dry creek". Many design decisions were based on energy conservation through the selection of materials, appliances, site and building design. One of the first affordable "e-communities", each unit is connected to high- speed internet access through its own local area network. The community gathering building includes a lending library, computer lab, and small kitchen and is used for parties and community wide meetings and workshops. |
